The First part of a facility's Life Cycle is the DEVELOPMENT Stage. The Fifth Resource Group works closely with clients to analyze and determine the most important drivers of a project. All physical requirements are considered along with business projections and potential reuse opportunities to outlay the optimum location for the site. Our detailed land planning and the creation of a Master facility plan is key to the project's success.

MOTOROLA LIGHTING INC.
Jim Ford of the Fifth Resource Group, master planned the Motorola Lighting Facility for Motorola Inc., in BUFFALO GROVE, IL. Jim poured over a massive amount of detailed information to understand all aspects of Motorola's corporate needs, and matched it with the local labor base, transportation accessibility, zone permitting, size and utility requirements, etc.. Within an extremely tight time-frame, Jim was able to Create a Master Plan with a prioritized needs list for Motorola executives to quickly direct decisions with. In this age of overwhelming Information, it is asking the right set of questions that get answers to make the right choices.

Deposition Sciences, Inc.
Jim Ford helped create the original joint venture facility for OCLI and 3M, supporting their expansion and ultimate transferal into the DSI headquarters. Jim then designed the conversion of the Lasercraft Coffey Ln building into highly technical optical coating facility for DSI. Jim's extensive engineering experience zeros in on which buildings are convertible and determines which are the most appropriate fit for each project. The Fifth Resource has been managing businesses property expansions and conversions for clients for over 3 decades and continues to provide engineering services to support changing markets.

CASE STUDY :
OCLI/JDSU
Jim Ford developed a Master Plan for OCLI /JDSU which incorporated the ability to Divest the parcels of their campus into separate lots, allowing for separate financing and the opportunity to sell off portions in the future. A divestment strategy incorporated company obligations with adaptive reuse opportunities and costs to make a profit. Separating Utility Services and designing Flex space to allow for different users were planned for. The entire life cycle of the facility was considered which allowed OCLI/JDSU room to quickly adapt to dramatic shifts in both new technologies and the economy. The end game for the Fifth resource is to give the project facility the greatest adaptive use and value to the client.
